Haarlem, April 16, 2025 -Mother Of Space (M.O.S.) and Multi Corporation, in partnership with AMBEWA, have jointly acquired two office buildings in Alphen aan den Rijn, including the headquarters of Wolters Kluwer as a tenant. The parties aim to eventually transform the complex into a high-quality residential destination.
The acquisition follows previous successful collaborations and initiatives between the two parties, including the development of YourOwn and DeKaaij in Amsterdam and Wognumsebuurt in Alkmaar.
AMBEWA is a partnership between M.O.S. and a family office that offers other family offices the opportunity to co-invest in direct real estate, thereby creating sustainable value.
Future redevelopment into residential use
Wolters Kluwer is the main tenant. The second office building houses multiple tenants and is also fully leased. The parties have a long-term vision and intend to repurpose the two office buildings — possibly phased — into a sustainable residential environment with a mix of housing types. Special attention will be given to affordable housing, both for rent and for sale, catering to a variety of target groups including starters, young families, and seniors. The proximity to the railway station and the strong municipal board in Alphen makes this an attractive development proposition for M.O.S. and its partners Multi Corporation and AMBEWA.

Haarlem, 16 april 2025 – Mother Of Space (M.O.S.) en Multi Corporation hebben gezamenlijk met AMBEWA twee kantoorgebouwen met onder andere het hoofdkantoor van Wolters Kluwer als huurder in Alphen aan den Rijn aangekocht. De partijen hebben de ambitie om het complex op termijn te transformeren naar een hoogwaardige woonbestemming.
De aankoop volgt op eerdere succesvolle samenwerkingen en initiatieven van beide partijen, waaronder de ontwikkeling van YourOwn en DeKaaij in Amsterdam en Wognumsebuurt in Alkmaar.
AMBEWA is een partnership van M.O.S. met een family office waarbij andere family offices in de gelegenheid worden gesteld om te co-investeren in direct vastgoed om zo duurzaam waarde te creëren.
Toekomstige herontwikkeling naar wonen
Wolters Kluwer is de voornaamste huurder. Het tweede kantoorpand huisvest meerdere huurders en is eveneens volledig verhuurd. Partijen hebben een lange termijn visie waarbij zij voornemens zijn de twee kantoren al dan niet gefaseerd te herbestemmen tot een duurzame woonomgeving met een mix van woningtypes. Hierbij wordt nadrukkelijk gekeken naar de mogelijkheden om betaalbare woningen in zowel het huur- als koopsegment te realiseren voor diverse doelgroepen, waaronder starters, jonge gezinnen en senioren. De nabijheid bij het NS station en het krachtige college in Alphen maakt dit voor M.O.S. en partners Multi Corporation en AMBEWA een aantrekkelijke ontwikkelpropositie.
